VALUATION ADVICE

We can provide you with an accurate analysis with extensive valuation data from a lettings or sales perspective. Our average Valuation Report extends to 15/20 pages long covering around 18 different categories of market data. This includes comparable properties, heat maps, price index’s, per SQ Ft pricing, pricing trends etc.

FLOOR PLANS

Our Floor Plans can be formatted in either 2D or 3D with a catalogue of options available such as colours and effects. Please see a few examples below.

INVENTORIES

We use the latest cloud based technology to supply detailed inventories for landlords. Our reports contain descriptions and photography to show a properties condition at the start of a tenancy. Our system uses an email approval service which allows tenants to add to and approve and sign reports remotely on a laptop, desktop or mobile device. Cutting down on the paperwork makes the whole process more efficient and accurate.

RIGHT TO RENT REPORTING

We deliver right to rent checks completed in accordance with Home Office, Immigration Act 2016 (complies with Equality Act 2010 & Data Protection Act 1998). Landlords must check that a tenant or lodger can legally rent their residential property in England. Before the start of a new tenancy, landlords must check all tenants aged 18 and over, even if: they’re not named on the tenancy agreement, There’s no tenancy agreement or the tenancy agreement isn’t in writing. We can provide this service.

 

EPC’s

Energy Performance Certificate (EPC’s) are a requirement by law since 2008 when selling and letting both residential and commercial property. Some properties are exempt so if you are not sure you need one or want to check for free if you already have a valid EPC get in touch.
